Roof & Flashing Assessment
Evaluation of the existing EPDM membrane confirmed the failed flashings driving the leaks and established that the roof could be restored rather than replaced.
Surface Preparation & Flashing Repair
The membrane was cleaned and the failed flashing details were repaired and reinforced ahead of coating — no tear-off and no debris containers on a dense residential street.
GacoFlex Silicone Restoration
A GacoFlex silicone restoration system was applied as seamless waterproof protection over the existing roof. A gray silicone finish was specified in place of white to improve how the roof deck looks to the residents who overlook it.
Snow Guards & Warranty Registration
Snow guards were installed along the sloped perimeter to hold back sliding ice and snow, and the system was registered for a 20-year Gaco No Dollar Limit warranty.
