The Challenge

Why a $X replacement
wasn't the answer.

The Middlesex Road Condo Association in Brookline runs a 100-unit complex whose aging EPDM rubber roof had begun leaking into multiple units — both owner-occupied and tenant-occupied — during heavy rain. Ponding water sat on the membrane between storms. The association had been paying for repeated patchwork repairs, and full tear-off quotes came back between $175,000 and $225,000.

The Process

Assessment to warranty
in A single mobilization.

01

Roof Assessment

Evaluation of the aging EPDM membrane and the ponding areas confirmed the deck was sound and the roof qualified for restoration instead of tear-off.

02

Surface Preparation

The existing membrane was cleaned and prepared, and failure points were repaired. The existing roof stayed in place — no tear-off and no disruption to 100 occupied units.

03

Silicone Restoration System

A full silicone restoration system was applied as a seamless waterproof membrane over the existing roof, formulated to stand up to the ponding water that had been sitting on the EPDM.

04

Warranty Registration

The completed system was inspected and registered for a 20-year No Dollar Limit manufacturer warranty.

The association restored the roof for roughly half of what it had been quoted for a full replacement, saving about $100,000 across the 100-unit complex. All previous leaks were eliminated, the work was completed without displacing residents, and the roof now carries a 20-year warranty. The reflective silicone surface has also lowered roof temperature and cooling costs.
